Why waivers get missed
Lenders require a lien waiver from every subcontractor who worked a phase before releasing draw funds. Not most subs. Every sub. One missing signature holds the whole draw.
Most builders catch this problem at submission time: the lender asks for the packet and you realize one sub hasn't responded to the email you sent a week ago. By then, the draw is late and the sub is on another job.
