About Builtly

Built for the draw process behind custom homes.

Builtly is a draw-readiness workspace for residential general contractors who manage custom homes with construction loans. It keeps phase records, lien waivers, subcontractor documents, and draw packages organized so every submission goes to the lender complete.

The problem

A draw should not depend on chasing paperwork.

For most residential builders, a draw submission still involves pulling together files from phones, email threads, Excel sheets, and conversations with subs. Photos, inspection records, lien waivers, and cost documentation all live in different places. Pulling it together takes hours that should be going to the next phase.

A missing waiver or incomplete phase record can delay funding by days or weeks. The problem is not that builders lack information. It is that the information is not organized around the question that matters most at draw time.

"Is this draw ready to submit?"

What Builtly does

Builtly keeps the draw record connected.

Every workflow in Builtly connects back to the draw. Phases connect to budgets. Budgets connect to draw requests. Draw requests connect to lien waivers and subcontractor documents. When something is missing, you see it before the lender does.

Track phase progress

Attach photos, inspection records, and cost updates to each phase as work happens. Progress and documentation stay connected in one place.

Organize draw documentation

Lien waivers, subcontractor files, change orders, and client-facing documents are organized by project and linked to the draw they support.

Review readiness before you submit

The draw-readiness view shows exactly what is complete, what is pending, and what is still outstanding, so nothing gets submitted with gaps.

Who it is for

Built for residential GCs using construction loans.

Builtly is built for custom home builders and residential general contractors managing 1 to 20 active projects with a construction lender. The draw submission process in residential custom home building is specific enough that it benefits from a tool organized around it.

Builtly is not intended to replace your accounting software, payroll, estimating tools, or legal and lender services. It organizes the job-site record and draw documentation alongside the tools your team already uses.

Early access

Start with one active project.

Builtly is in early access. We are onboarding a small number of residential builders and GCs to test the platform on real job workflows. Early users get hands-on setup support and direct input into what gets built next.

Founding access is planned to start at $79 per month when billing opens. Requesting access does not create a payment obligation.

I started Builtly after seeing how much time residential builders spend piecing together draw information from spreadsheets, emails, phone photos, and subcontractor follow-ups.

The job can be moving forward, but the documentation required to get paid is often scattered everywhere. Builtly is being built to give that process one clear place to live.
