Home builder software
Software built for how
home builders actually work.
Builtly is construction management software built specifically for residential custom home builders and smaller GCs. It handles the workflows that matter most: leads, projects, draws, change orders, subcontractors, and client communication, in one system.
The mismatch
Most software home builders try was built for someone else.
Spreadsheets don't track what's missing
A spreadsheet tells you what you've logged. It doesn't tell you which lien waivers haven't come back, which phases are ready to draw, or which leads haven't had a follow-up in two weeks. You have to know to look.
General project tools don't know how draws work
Asana, Monday.com, and general task managers manage tasks. They don't know that a draw request needs a conditional lien waiver from every sub who touched that phase, or that photos need to be organized by phase for lender review.
QuickBooks manages money, not the documentation that unlocks it
Accounting software records what you paid. It doesn't help you organize the inspection report, photos, and signed change orders that go into the draw package that gets you paid.
Broad construction platforms are built for commercial work
Platforms built for large commercial contractors have features residential GCs will never use and missing features they need every week. The pricing and implementation overhead often reflect that mismatch.
What Builtly covers
The workflows home builders need, built into one system.
Builtly connects the stages of a residential build that other tools leave fragmented, from the first lead conversation to the final draw submission. Each module is designed for how residential construction actually works, not adapted from a commercial or enterprise template.
Lead management
Track prospects from first call through signed contract. Assign follow-up dates, record next actions, and see which leads are overdue, all in one CRM built for residential builders.
Project and phase tracking
Organize every active job by phase. Log daily notes, attach site photos, track budget vs. actual per phase, and see which phases are ready for the next draw request.
Draw management
Know what's missing before the request goes out. Builtly shows you phase completion status, outstanding lien waivers, and required documentation organized per draw.
Change order workflow
Route every scope change through an internal approval, then to the client's portal for written sign-off before work starts. The budget updates automatically when they approve.
Lien waiver tracking
Track conditional and unconditional waivers per subcontractor per draw. See what's been received, what's outstanding, and what you need before the next request goes out.
Client portal
Give homeowners a real-time window into their project: phase progress, photos, draw status, without an app download or account creation.
Built for residential
What separates a purpose-built home builder tool from a broad construction platform.
Broad construction platforms are built for the average across all construction types: commercial, production, residential, industrial. Purpose-built software makes different decisions: it handles the construction loan draw workflow, lien waiver collection by subcontractor and phase, client portals without app downloads, and change orders that connect to both the client's portal and the next draw package.
None of those things are exotic features. They're the workflows that come up every week on a residential custom home build.
"Generic tool" refers to spreadsheets and general project management software, not named construction platforms. See individual comparison posts for platform-specific discussion.
Honest fit assessment
Builtly may not be the right fit if…
We'd rather you evaluate us accurately than sign up and find a mismatch. Builtly is early-access software in active development, and there are situations where it's not the right tool.
You do large commercial construction.
Builtly is built for residential custom home builders and smaller GCs managing 1–20 active jobs. Large commercial projects with complex contract structures, RFIs, submittals, and multi-party financing are not the target use case.
You need construction estimating software.
Builtly does not currently include an estimating module. If estimating and bidding is your primary bottleneck, a platform with stronger estimating tools would be a better fit.
You need a full enterprise ERP or accounting replacement.
Builtly is not an accounting system and is not designed to replace payroll, tax, or enterprise-level financial reporting. It handles draw and project financials at the job level.
You run production volume building at scale.
Builders running the same floor plan dozens of times per year with a large production team may find that a platform built for production-volume residential construction is a better fit for their specific workflow.
